Detached garages, alley aprons, and slabs that predate the interstate

Englewood does garages differently than the newer suburbs. On these 1940s-to-60s blocks the garage is often detached, sitting at the back of a small lot off the alley, and the floor inside it may be the original pour. That's seventy-odd years of service from concrete that was frequently placed thinner than anything a builder would pour today. When these floors finally settle, they don't do it gracefully. A thin slab over moving clay cracks through the middle, drops on one side, and starts catching the snow shovel.

We lift them without tearing anything out. The pump truck sets up in the alley or the street, the hose runs to the garage, and the slab comes back up through 1-1/2" holes. Trevor will tell you at the estimate how long the job takes and when the car can come back in.

What's actually moving under an Englewood garage floor

Three culprits, in the order we find them here:

  • Old trench backfill. Englewood's clay is laced with utility trenches dug generations ago, and loose backfill keeps consolidating for decades. When a sewer or water line crosses under the garage, the slab ends up bridging a slow-motion ditch. A low band across the floor, rather than one sunken corner, is the tell.
  • Water off the alley. Alley grades shift over the years, and plenty of them now shed runoff straight at the garage apron. The water works under the slab edge, carries soil out a little at a time, and the floor follows the missing base down.
  • Clay doing its seasonal act. Wet springs swell it, dry summers shrink it, and freeze-thaw levers at every existing crack. Older, thinner slabs feel each cycle more than modern pours do.

Trevor sorts out which one you've got during the estimate, because it changes the advice. Trench settlement lifts once and stays. An alley drainage problem needs the water handled or the void digs itself again.

The lift, measured with a level, not by eye

We pump the same slurry here that we pump everywhere: water and sandy loam soil, pushed under the low sections until the floor rises to grade, checked as it comes up. Garage floors get tight tolerance because you'll park cars, roll jacks, and maybe coat this surface. Cracked slabs are common in these older garages and usually not fatal; a floor in a couple of large pieces can be brought flush so the crack turns into a line instead of a step. Settlement up to 12 inches is liftable. Beyond that, or when the slab is crumbling outright, we'll tell you a re-pour is the better spend.

Money: the lift against the tear-out

Garage floor lifts are priced by slab size and how far the floor has to travel, quoted free and in person. A one-car Englewood garage with a low band over a trench line is usually the small end of the job. Compare that with demolition: jackhammering inside a small detached structure, hauling rubble down the alley, forming, pouring, and a week of cure time before the car comes home. The math rarely gets close.

One Saturday of prep

We need to reach the slab, so the garage has to be cleared. If a full clear-out isn't realistic, shove everything against one wall and we'll do the floor in halves. Most customers use the job as the excuse to finally sort the garage anyway. Winter scheduling works the same as summer, too. The slurry cures in the cold, and a detached garage keeps the wind off the crew, so January lifts are routine.
