The slab your builder poured in 1985 is done settling. Almost.
Centennial's housing stock is remarkably consistent: family neighborhoods built out from the 1970s through the 1990s, most still on their original garage slabs. Those slabs went down over backfilled foundation soil, and backfill compresses under its own weight for decades. Thirty to fifty years on, most of that settling has already happened. The trouble is the last inch of it, because that's the inch your garage floor followed down.
The signature is a crack running the length of the slab with one side sitting lower than the other. You've probably watched it widen a little each winter. That isn't the concrete failing; it's the fill on one side finishing its consolidation ahead of the other. We raise the low side back flush, pack the void that opened underneath, and the crack you've been rolling the shop vac over turns into a seam you sweep across.
Why winter finds your garage floor at this elevation
A garage isn't heated, but it isn't quite outdoors either, so people assume the slab is protected. Partly true. The apron and the first few feet inside the door sit within reach of the frost, and Centennial's elevation delivers more freeze-thaw turnover than neighborhoods closer to downtown Denver get. Meltwater dripping off your car finds the crack, drains through, and carries fines out of the base a little at a time. A slab that sounds hollow near the garage door has been losing ground that way for years.
Drainage-side lots pick up a second route. Where a property slopes toward the Cherry Creek or Piney Creek systems, subsurface water moves beneath the garage during spring melt and takes base material with it. The biggest voids we open up in this city are on those lots.
What the lift involves inside a garage
It's the same method we've run since 1988, held to tighter tolerances. We drill 1-1/2" holes through the settled sections, pump the slurry, and bring the floor back level, because it has to take a floor jack, a workbench, and maybe a coating someday. Settlement up to 12" is liftable. Past that, the question stops being the floor and starts being where the slab meets the foundation wall, and we'll tell you plainly when replacement is the smarter spend.
What we need from you is room to work:
- A clear slab, or a clear half. We can lift in two passes if everything shifts to one side and then swaps over.
- One visit. Drilling, pumping, leveling, and patching, all in a single trip for most two-car garages.
- A short wait for the car. Trevor will tell you at the estimate when foot and car traffic can come back.
The number, and what it buys
Garage lifts in Centennial are priced by slab area and how far the floor has dropped, quoted free and in person. Weigh that against replacement, which means jackhammering inside a finished structure, wheeling rubble out through your driveway for days, and a week of cure time before a car touches new concrete. Lifting skips all of it.
One sequencing tip for anyone planning an epoxy or polyaspartic floor, and a lot of Centennial garages are getting them: lift before you coat. Coatings follow the slab, so a coated floor that still slopes is a slope you paid for twice. The patched pump holes take coating like the rest of the surface once cured. Start with a tap and a phone call
Before you call, knock on the slab near the crack with a screwdriver handle. A solid thud means the base is still under there. A hollow ring means a void, and a void is cheaper to deal with now than after the next drop.
