The garages attached to Wheat Ridge's postwar ranches were sized for one modest car, and most of them now hold a workbench, a freezer, bikes, and everything else a household owns. So when the floor starts sloping toward the door or a crack opens down the middle, nobody wants the fix that empties the whole garage into the driveway for a month. Good news: that's not the fix. We lift settled garage slabs from below, through holes the size of a garden hose fitting, and the structure never knows we were there.
The fill under these garages was old before you were
Garage slabs of the 1940s through 60s were poured over whatever fill was left from digging the basement, spread and lightly tamped, and the clay terraces this city sits on have been consolidating under those slabs for six decades since. That's the ordinary story behind a Wheat Ridge garage floor that has dropped an inch or three at one corner. The less ordinary story is a slow leak, an old hose bib or a supply line from the era of galvanized pipe, quietly washing soil out from under the slab. Signs worth taking seriously
- A step where the garage slab meets the driveway apron that wasn't there a few years ago.
- A crack down the slab's middle that's grown wide enough to catch a broom bristle.
- The floor tipping so the car rolls or water runs to one wall.
- A hollow drum sound when you knock on the concrete near the door.
Any one of these means the base has moved. Together they mean it's moved a lot, and the cheapest time to deal with it was yesterday. The second cheapest is before another winter.
Where winter gets in
A garage roofline and the big trees on these lots keep the apron seam shaded and damp for months. Meltwater sits at the joint between the driveway and the garage slab, soaks the base, freezes, and pries. Because shaded ground in this city dries out so slowly in spring, that seam can stay saturated into May, which is why the front third of the garage slab is almost always the part that's dropped. We fill and lift that zone until it's carrying weight on solid material again.
What the repair looks like from your side
You clear the slab, or clear half and we lift in two passes. We drill 1-1/2" holes, pump the cement, water, and sandy loam soil slurry until the slab comes level, and we check it as we go. The math against replacement
Lifting a Wheat Ridge garage floor is priced by the slab's size and how far it has to travel, quoted free and in person. Replacing one means jackhammering inside a standing structure, wheelbarrowing rubble through the door opening, re-pouring, and weeks of cure time before a car touches it, all at two to three times the price. Level first, then finish
A lot of Wheat Ridge homeowners find the settlement while planning something better for the garage: an epoxy coat, cabinets, a home gym. Do the lift first. Coatings crack where the slab moves, cabinets rack on a sloped floor, and any finish you put over a settling slab is money riding on loose ground.
