Sixty years of settling under a Littleton garage
When a garage floor in one of Littleton's ranch-era neighborhoods cracks down the middle and one side drops, the concrete is usually the innocent party. Those garages were poured in the 1950s through 70s on whatever fill the builder used to level the lot, and that original fill is tired. It has spent six decades consolidating under the slab, a fraction of an inch at a time, until the floor finally cracked along the line where the fill was deepest. We see the pattern so often in older Littleton blocks that we can often sketch the crack before we open the garage door.
The fix doesn't involve a jackhammer. We drill 1-1/2" holes through the low side, pump our water and sandy loam soil slurry underneath, and bring the slab back up, checking the floor as it rises. We bring the floor back level, ready to park on, roll a jack across, or coat with epoxy later.
The water table complicates things near the river
In the neighborhoods along the South Platte there's a second force at work. Spring runoff pushes groundwater up, and garage slabs in the low-lying blocks sit on base soil that gets soaked from below every melt season. Saturated sandy base loses its strength and its fines at the same time, so slabs there tend to develop a low corner fast rather than settling slowly. If your garage floor was flat for years and suddenly isn't, water is almost always the reason, and Trevor will trace it during the estimate. Lifting a slab without understanding the water is how you end up lifting it twice.
How far gone is too far gone?
Farther than you'd think. Mudjacking handles up to 12" of settlement, which covers nearly every garage floor we're shown. Past that, the connection between slab and foundation wall becomes the real question, and we'll be straight with you about replacement. Here's the short version of what we look for at the estimate:
- A slab in one or two large pieces: lifts clean, both sides brought flush at the crack.
- A hollow tone when we tap near the apron: a void is forming, and filling it now is cheaper than lifting later.
- Slab dropped more than 12": we talk about tear-out honestly instead of overselling a lift.
The good news is that the last case is rare. The overwhelming majority of settled garage floors in Littleton are an inch or two out, cracked once, and perfect candidates for a lift.
What it costs against the alternative
Garage lifts are priced by slab size and how far the floor has to rise, quoted free and in person. Compare that with replacing a garage floor: breaking out concrete inside a standing structure, hauling rubble across your driveway, re-pouring, then keeping cars out for a week while it cures. What we need from you on job day
A clear slab. That's the whole ask. If the garage doubles as storage, shift everything to one side and we'll lift in two passes so nothing has to sit out in the weather. The truck stays on your driveway or the street, the portable pump comes to the work, and your lawn never sees a tire. Most Littleton jobs wrap in one visit.
One tip we give every garage customer planning a floor coating: lift first, coat after. Coatings follow the slab they're applied to, and locking a slope under epoxy means living with it. The patched holes take the coating like the rest of the floor once cured.
