Littleton basements answer to the river
Most Front Range basement problems start with clay. In Littleton, a good share of them start with water. The blocks near the South Platte sit low, and when spring runoff raises the groundwater, the soil under those basement slabs gets saturated from below. Wet base compresses under load and gives up fines to moving water, and the floor above it settles a little more each melt season. Up on the bench neighborhoods it's the more familiar story, clay shrinking away from the slab in dry stretches, but the low river-adjacent blocks are where we do our most interesting basement work in town.
Either way, the floor tells you. A dip you can feel walking to the laundry, a crack tracking the expansion joint, a door that scrapes where it used to swing, or water that finds the same low spot every time. Those are slab symptoms, and slabs are what we fix.
No jackhammer comes down your stairs
The reason homeowners sit on a settled basement floor for years is that every bid they've seen involves demolition inside a finished room. Ours doesn't. We lift the slab you already have, from below, through 1-1/2" holes drilled about every 4 to 6 feet across the settled area. The slurry, water and sandy loam soil with nothing exotic in it, flows into the gap under the floor and raises it back to level. It cures inert, with no foam chemistry and no off-gassing, which matters in the room where the kids play and the furnace breathes.
Finished basements stay finished. We tarp the route in, keep the holes away from the perimeter walls, and patch everything flush when the floor reads level. Carpet, tile, or plank flooring goes back over the patches. How long we need depends on access, and Trevor covers that at the estimate.
The question we answer before we quote
Is it the floor moving, or the foundation? In a town with 1950s-to-70s ranches and a historic downtown of even older homes, we take that question seriously on every estimate. Trevor checks the wall corners, the upstairs doors, and the window frames before he says a word about lifting. If the signs point at the foundation walls, we'll tell you to get a structural engineer's eyes on it first, because pumping slurry under a slab won't fix a wall that's on the move. When the walls check out, the floor is ours, and it's a one-visit repair instead of a five-figure project.
Numbers for the decision
Basement slab lifts are priced by lift area and void volume, quoted free and in person. Here's what that buys, and what it saves:
- The lift itself, brought back level and checked as we pump.
- Void sealing under the slab, so the space that let the floor drop is packed solid with cured material that won't wash out.
- No demo, no haul-out, no re-pour, which is where the five-figure alternative bids get their size.
- A straight answer: if the floor isn't a good candidate for lifting, we say so.
One honest caveat: we level floors, we don't waterproof them. In Littleton's high-groundwater blocks that distinction matters. If water is coming through the slab or the cove joint, that needs its own fix, and often it's the same water that dug the void we're filling. Trevor will point out what he sees either way.
Why winter is a fine time for this
Basement work is indoors, the slurry cures fine in cold weather, and our schedule breathes easier between December and February. If your floor has been bothering you all year, the off-season is often the fastest path to getting it fixed. And because runoff season is when Littleton bases get saturated, having the voids filled and the slab supported before the melt arrives is simply good timing.
