Seventy-year-old basements settle in slow motion
Walk the basement of a 1950s Englewood ranch with a marble in your pocket and you'll learn something about the floor. Set it down and watch where it rolls. These slabs have had seventy years for the clay beneath them to shrink through dry decades and swell through wet ones, and almost none of them read level anymore. Most of the time the slope is cosmetic. It becomes our kind of problem when the low spot collects water, the crack along the expansion joint steps, or the floor has dropped far enough that the framing above it complains.
We lift these floors from below, through 1-1/2" holes, without a jackhammer and without hauling rubble up a narrow mid-century staircase. Trevor will tell you at the estimate how long the job takes and when the floor is ready to walk on.
The pipe under the floor is part of the story
Here's the Englewood-specific detail. Houses of this age were plumbed with the sewer line running beneath the basement slab, and those clay-pipe originals are reaching the end of their lives all over the city. That reaches your floor two ways. A slow leak under the slab washes out the base, and the floor settles above it. Or the line gets replaced, the trench through the basement gets backfilled, and the backfill settles over the following years, leaving a sunken stripe where the concrete was patched. We see both constantly. Old trench work explains a lot of Englewood's sunken floors.
Both are fixable with the same pump. We fill the washed-out or under-compacted zone with slurry and bring the floor back flush. If the leak is still active, the pipe gets fixed first, and we'll tell you if what we see suggests water is still moving under there.
What we check before we quote anything
A sloping basement floor and a moving foundation can look alike to a worried homeowner, and only one of them is our job. During the free estimate Trevor reads the whole house, not just the slab: the wall corners, the door latches upstairs, the windows. If the evidence points at the foundation, we say so and step aside for a structural engineer, because pumping slurry under a floor doesn't fix a wall. Most of the time in Englewood, though, the walls are fine and the floor has simply followed seventy years of soil movement down. That one we fix.
Working inside a small, finished, or half-finished basement
- Access: the truck stays outside; only the hose and the crew come in. Low mid-century headroom is no obstacle for the drill.
- Holes: one every 4 to 6 feet across the lift area, patched flush at the end. Carpet, tile, or epoxy goes right back over them.
- Finished rooms: we tarp the path and keep holes away from finished walls. Flooring over the work area comes up first; bare slab needs nothing.
- The mix: cement, water, and sandy loam soil. It cures inert, with no foam chemistry in the room your family uses.
Winter is a fine time for this work. The job is indoors, the slurry cures in the cold, and the calendar is easier to grab in January than in June.
What it costs against what it replaces
Basement lifts are priced by the area being raised and the size of the void underneath, quoted free and in person. The alternative in a house like this is brutal: break out the old slab in a confined space, carry it up the stairs a bucket at a time, re-pour, and re-finish, easily five figures before the flooring goes back in. When the floor is the problem and the walls are sound, lifting is the repair that respects both the house and the budget.
