Golden's older basements were dug straight into the shale

Walk the historic blocks near downtown and you're walking over basements excavated generations ago, long before anyone tested soil or engineered a sub-base. Those floors were poured thin, directly onto ground that we now know is weathered Pierre Shale, one of the most movement-prone soils a slab can sit on. The mid-century houses uphill got somewhat thicker pours on the same restless ground. Either vintage can end up with a basement floor that has quietly sunk an inch or two while the house above it stayed put.

The floor moves on its own schedule

Here's the part that surprises homeowners: your basement slab usually isn't attached to your foundation. The walls bear on footings; the floor just rests on the soil inside them. So when the shale under the slab shrinks through a dry, wind-blasted Golden summer, the floor follows it down while the walls don't move at all. You notice it as a step at the expansion joint, a crack wandering across the middle of the room, or water finding a low spot along the perimeter after every storm.

Melt season on a steep lot ends up under your house

Golden's slopes drain through the soil, not just over it. The early upslope snows and the fast Chinook melts send water moving downhill below grade, and a below-grade floor is directly in its path. Spring is the worst stretch: saturated clay swells, then dries and shrinks through summer, and the slab gets carried along for the ride. A few seasons of that cycle opens real voids under a basement floor, and a hollow floor with people and furniture on it keeps settling.

Raised from below, finished space left finished

We lift basement slabs the same way we lift driveways, scaled for indoor work. We drill 1-1/2" holes through the low areas, roughly one every 4 to 6 feet, pump the mud slurry until the floor comes back to grade, and patch flush. The slurry is water and sandy loam soil; nothing in it off-gasses, and it cures inert. What you avoid by lifting instead of replacing:

  • No jackhammer and no rubble hauled up the stairs
  • Finished walls stay finished; holes stay away from the perimeter and everything gets tarped
  • Carpet, tile, or epoxy can go over the patches later
  • Timeline set by access; Trevor covers it at the estimate

How the work actually goes down there

The truck stays outside; the crew carries a portable pump in to the slab. We tarp the route from the door to the work area, mark out the drill points across the low sections, and core the 1-1/2" holes. Then the pumping starts, slow and watched. Basement lifts are patient work because we're moving a slab inside a finished space, so we bring it up a fraction at a time, checking with a level between pushes until the floor reads flat and the perimeter gap closes. The holes get patched flush before we leave. How long we need depends on how much floor is involved and how we can reach it; Trevor covers that at the estimate. First we make sure it's actually the floor

Some settled basement floors are the symptom, not the problem. If Trevor sees wall cracks at the corners or hears that doors upstairs have stopped latching, he'll tell you to bring in a structural engineer before anyone pumps anything, because lifting a slab under a moving foundation just papers over the real issue.
