What We Check Before We Lift Your Driveway
A sinking driveway is rarely just a driveway problem. Across the Denver metro, the same soil movement and freeze-thaw cycles that drop one slab are usually working on the concrete around it, so before we drill a single hole we walk the entire approach.
The most common failure point we see is an unfilled cavity. Raising a slab back to grade means little if the voids beneath it aren’t packed solid, which is why void fill is often the first step on a driveway that has settled unevenly. The deepest voids usually sit near the apron and the control joints, where runoff collects, so that is where we concentrate the slurry. Where the driveway meets the garage, we check the garage floor for the same drop, since the two slabs share a base and tend to move together. We also inspect any adjoining sidewalk or walkway, because a lip at the property line is a trip hazard whether or not the driveway itself sits level.
Water drives most of this damage. Open joints let runoff wash out the supporting soil, so once the slab is level we recommend concrete caulking to seal the seams and slow future settlement.
