Under Englewood's concrete, the ground is full of old ditches
Every city we work in has its signature soil problem. Englewood's is trenches. These blocks were built out in the 1940s through the 60s, and every water line, sewer lateral, and gas run got a ditch cut through the clay and backfilled with whatever came out of it. Backfill compacts over decades, not months, and it never quite reaches the density of the undisturbed ground beside it. The result, seventy years on, is a city where slabs quietly bridge soft lines nobody can see. More sunken concrete traces to trench settlement here than to anything else, and void fill is how we catch it before the sinking starts.
Void fill is prevention, not rescue. The slab is still at grade; the support beneath it is what's gone missing. We pump our sandy loam slurry into the empty pocket at low pressure until it's packed solid, and the slab never has to move at all.
How you find a void without a shovel
You listen. Rap the slab with a knuckle or a steel rod and pay attention to the tone. Bedded concrete answers with a dull, solid note. Concrete over a void rings hollow, and the change is obvious once you've heard it side by side. Trevor runs this test on every estimate, free, and it settles the question in under a minute. Other signs worth a call:
- A slab edge that feels springy, or dips a hair when a car crosses it.
- Soil washing out at the edge of a driveway, walk, or garage apron after storms.
- A fresh crack in a slab that's been quiet for decades, which often means the bridge span finally started to flex.
- An inspection report from a home sale flagging voids under the garage or porch.

Half of Englewood seems to be replacing its original clay sewer lateral, and that work is a prime source of the voids we fill here. The excavator digs across the yard, sometimes under the walk or the driveway, the new line goes in, and the trench gets backfilled and tamped. Tamped is not the same as settled. Over the next several years that fill consolidates, and every slab crossing the trench line ends up hanging over a growing gap. If your line was replaced recently, tap the concrete along its path once a year. The day it goes hollow is the day to call, while the fix is still a fill and not a lift.
The same logic applies after an under-slab plumbing leak is repaired. Fixing the pipe stops the washout, but it doesn't put back the soil that already left. Filling that pocket promptly is the difference between a modest bill now and a settled floor later.
The cost of acting early
Void fill is priced by volume, since material is most of the job, and every fill is quoted free, in person. The visit includes a tap survey of the nearby slabs so you know the full picture, not just the spot that prompted the call. Now stack that against what a neglected void grows into: a driveway panel hanging on its edges, a cracked garage slab, a settled basement floor. Every one of those repairs costs more than the fill that would have prevented it. In a city with this much trench-crossed clay, the tap test might be the highest-return maintenance check a homeowner can run.
Season barely matters. The slurry cures in the cold, and only fully frozen ground pauses the drilling, briefly. A void found in December can be filled in December, not bookmarked for spring.
The estimate settles it
