An apron can be hollow for years before it tells you
Of all the cities we work, Thornton might be the void capital. The northeast-metro clay here shrinks hard in dry summers, and with little tree cover to shade the ground, the drying goes deep. The classic result is a cavity under the driveway apron: the slab looks fine, sits level, takes your car every day, and underneath there's an air gap doing nothing to support any of it. Concrete is strong in compression and lousy in bending, so a slab spanning a void is quietly accumulating stress until the day it cracks through and drops.
Void fill is the repair you make on the day before that one.
Where the dirt went
Soil doesn't vanish; it moves or it shrinks. Under Thornton slabs we trace missing ground to three sources:
- Storm washout. The big hail-track storms send water sheeting across flat lots, and slab edges are where it slips underground. Every pass carries fines out with it.
- Clay shrinkage. Dry summers pull moisture from the soil profile, and the clay contracts away from the slab bottom. Some of that gap returns in wet years. The washed-out portion never does.
- Leaks. A supply line or sewer lateral seeping under a slab softens and removes base soil slowly. In the city's 1960s core, where plumbing is at retirement age, this is the cause we find most.

Thirty seconds with a steel rod
You can screen your own slabs today. Take a screwdriver handle or a steel rod and tap along the apron, the sidewalk, the patio edge, the garage door line. Solid support answers with a dead thud. A void answers with a hollow, drummy ring, and the difference is obvious once you've heard both. We do the same test, more thoroughly, during every estimate, and it's saved plenty of homeowners from buying a full lift when all they needed was a fill.
Spots worth checking on a Thornton lot, in order of how often we find something: the apron where driveway meets street, the panel under any downspout, the front stoop, and the sidewalk squares nearest the curb. Five minutes of tapping tells you more than an hour of staring at the surface ever will.
Fill now or lift later: the price gap
Void fill jobs are quoted by volume, and most run $400 to $1,500. Half a day on site, back in service the same day. Now run the other timeline: the void grows through a few more storm seasons, the slab cracks and settles, and the job becomes leveling, at driveway or garage rates, plus a slab that now carries a visible crack forever. Same truck, same slurry of Portland cement, sand, and topsoil, pumped through the same 1.5" holes. The only variable is whether you called before or after the drop. Filling early is the cheapest work we sell, and we sell it happily.
One distinction worth knowing before you call: void fill stabilizes a slab that's still at grade. It doesn't raise anything by design. If your concrete has already dropped, you're shopping for leveling instead, and we'll steer you to the right service rather than pump material under a slab that needs a different job.
Timing it around Thornton's weather
Late summer into fall is the sweet spot. The seasonal shrink has opened the clay to its widest, so the slurry reaches everything that will need filling, and the slab heads into freeze-thaw season bedded solid instead of spanning air. Spring after the melt is the second-best window. We pump year-round regardless; the schedule note here is about getting maximum value from one visit, not about when the work is possible.
The estimate costs nothing, and neither does the tap test
