The floor that floats on builder's fill
Your garage slab is built differently from the rest of the house. The footings under the walls bear on undisturbed ground, but the slab between them was poured over fill the builder pushed back in after excavating. If that fill wasn't compacted well, the slab has been slowly following it down ever since, independent of the house around it. That's how you end up with a perfectly sound structure sitting over a garage floor that's dropped two inches at the center or tipped toward one wall.
In Thornton we see the fill problem often enough that it's the first thing we check, before we even talk about water.
Sixty years of construction, three failure patterns
Thornton went up in waves from the 1960s core to the 2000s far north, and garage slabs from each era fail in their own way. In the core, the fill finished compacting decades ago, so a slab moving today points to water: a leaking hose bib, an apron funneling storm runoff under the door line, or a slow plumbing drip softening the base. In the newer far-north sections, the fill itself is still consolidating, and we find clean, even settlement with dry soil underneath. Homes between those eras can show either pattern, or both at once. Sorting out which one you have matters, because filling a void that water carved will only hold if the water gets redirected too.
Wind, dry clay, and the gap you can hear
Two Thornton conditions gang up on garage slabs from the outside. Open-plains wind and sparse tree cover dry the clay hard in summer, and shrinking clay opens space under slab edges. Then the big northeast-track storms arrive, water sheets across the flat lot, hits the apron seam, and rinses fines out from under the door line. You can hear the result before you see it: tap the slab near the overhead door with a knuckle or a rod. A hollow sound means the support is gone even if the concrete hasn't moved yet.
Other early signs Thornton homeowners describe on the phone: a crack running diagonally from the door track, the slab pitching so rainwater runs toward the back wall instead of out the door, or a step down into the house that used to be flush. Any one of those is worth a look before the next storm season, because a slab still bridging a void is cheaper to save than one that has already broken across it.
Numbers: the lift against the tear-out
Garage floor lifts are priced by slab area and how far the floor has to travel, quoted free and in person. Mudjacking handles up to 12" of settlement, and we check the floor after every pump until it reads level. Trevor will tell you at the estimate when the car can come back in. The alternative is grim: jackhammer out the old slab, haul the rubble through your driveway, live with everything the garage held stacked outside for a week, and pay two to three times our price for the privilege.

Before the truck arrives
We need clear access to the slab, so plan to move the contents to one side or out to the driveway for the morning. Can't empty it all at once? We can lift in two passes. A few other things worth knowing:
- The slurry is water and sandy loam soil. Nothing that off-gasses in an attached garage.
- Drill holes are 1-1/2" and get patched flush before we leave.
- Every lift is checked with a level as it comes up.
