Why Centennial backyards lose their patios slowly, then suddenly
Walk the neighborhoods around the Cherry Creek and Piney Creek drainages and you'll find the same backyard over and over: a patio poured by the builder somewhere between 1975 and 1995, still doing its job, but sitting a little lower on one side than it used to. That slow lean isn't your imagination. Centennial's clay soils feed two creek systems, which means nearly every lot has a drainage path running across it. Storm water follows that path, and where the path passes a patio, it takes a little base soil along each trip.
Slowly, then suddenly, because the failure isn't linear. The soil washes out grain by grain for years while the slab bridges the growing gap underneath. Then one wet spring, or one hot tub delivery, and the corner drops a full inch in a season. That's usually the week we get the call.
The freeze-thaw count runs higher up here
At 5,830 feet, Centennial gets colder nights than central Denver, and cold nights after warm afternoons are the exact recipe that pries a slab off its base. Moisture under the patio freezes and heaves the concrete a fraction, then lets it back down onto soil that shifted while it was up. Repeat that forty-odd times a winter and the slab lands somewhere slightly new each spring. South-facing patios get it worst, because afternoon sun stretches the daily temperature swing even wider.
Summer flips the script instead of easing it. The city's east side sits in hail territory, and hail storms are water storms: a half hour of hard rain lands on clay that was baked tight the week before, so it runs off instead of soaking in. Where it runs is along your patio's edge, and edges are where base soil leaves from.
The lift, the price, the timeline
Bringing a settled patio back to grade in Centennial runs $400 to $1,200 for most homes, roughly a quarter of what tear-out and replacement would cost. We're on site two to four hours. Small holes get drilled through the low sections, the cement-and-soil slurry goes under, and the pumping stops when the level reads flat. Holes are patched before we load up, and you're eating dinner out there the same evening.
Three things we check before we quote:
- Which way the slab tips. Toward the house means water has been pooling at your foundation, and the lift needs to restore the away-slope, not just the height.
- How many pieces it's in. Two or three sound pieces come up to one plane. Five or more, and we'll recommend replacement instead of taking your money for a lift that won't last.
- Where the roof water lands. A downspout dumping at the slab edge is almost always the original culprit. Extend it past the patio and our lift holds for decades. Leave it and the same corner starts over in a few years.
Stamped and colored patios lift the same
Plenty of Centennial patios from the 80s and 90s picked up upgrades along the way: stamped borders, colored concrete, exposed aggregate. All of it lifts, because the work happens underneath and the finish you paid for never gets touched. We patch the pump holes with color-matched concrete, and on stamped work we set holes into the pattern lines wherever the layout allows. Fresh patches are visible up close; a season of sun and foot traffic blends them in.
Cracked patios get an honest read on site. A clean break into large pieces usually lifts back to a single plane with the crack closed to a hairline. A patio shattered into many small pieces won't, and we'll say so rather than pump money under it.
The estimate costs nothing and settles the question
