A patio problem you can blame on the wind
Westminster backyards are open. The subdivisions on the south side were laid out in the 1960s through 80s, plenty of those yards never grew much shade, and the newer streets toward 144th are still waiting on their trees. So the sun and the north-metro wind get a clean shot at your patio's clay base all summer, drying it out faster than the shadier suburbs ever see. Clay that dries shrinks, and a slab poured over shrinking clay settles into whatever shape the soil leaves behind.
By the time a homeowner calls us, the story is usually familiar. The sunny edge of the patio dried out and dropped, the corner under the downspout washed away, and the slab split the difference by leaning an inch one way or the other.
Check which way it leans before you decide how fast to act
A patio pitched away from the house is a nuisance. The back step gets taller, a crack opens across the middle, the grill wobbles. Fix it when it suits you. A patio pitched toward the house is a deadline, because every storm and every spring melt now drains against your foundation. And Westminster melts move fast. Open exposure can turn a foot of snow into water inside a couple of days, and a back-tilted slab hands all of it to the basement wall.
Back to grade without a tear-out
We fix the slab from below. The crew drills 1-1/2" holes through the low sections, pumps a sandy loam slurry into the gap the clay left, and raises the patio until it drains the direction the original finisher intended. Holes get patched before we leave, stamped or tinted surfaces included. Most patios are one-visit jobs, and Trevor will tell you when the furniture can go back out.
Cost lands around a fraction of what tear-out and re-pour would run, quoted free and in person. If the slab has broken into many pieces we'll tell you to replace it rather than sell you a lift that won't hold. Two or three large sound pieces, though, we can usually bring back to a single plane.
What Trevor looks at during the estimate
- Where the roof water goes. If the downspout still dumps at the slab edge, we'll ask you to extend it, because the lift lasts as long as the drainage does.
- The gap under the door threshold, which tells us how far the slab has traveled since the pour.
- The clay itself. The Big Dry Creek drainage that crosses Westminster carries expansive clay in pockets, and knowing what your lot sits on changes how we stage the lift.
- The rest of the flatwork, since the walk and driveway usually share whatever the patio is going through, and lifting two slabs in one visit beats paying for two trips.
Original patios on original clay
A lot of the patios we lift here are the ones that came with the house, first-generation pours now several decades into riding Westminster's swell-shrink cycles. Age alone doesn't disqualify a slab. If the concrete is sound, an older patio lifts as cleanly as a new one, and lifting it costs a small fraction of what a stamped-concrete or paver redo would. What matters is the condition of the surface and the number of pieces, and Trevor checks both before quoting anything.
Once cured, the slurry is a dense, stable fill that swell-shrink cycles can't shove around the way they shove loose fill. That's why a lifted patio has little reason to move. Westminster's wet-dry swings will keep working on the neighborhood. A packed, bedded slab just doesn't give them much to grab.
