Why walks on the west side walk away from each other
Sidewalk panels are small and light, which makes them the most restless concrete on a property. In Lakewood they've got extra reasons to move. The clay under them is hogback-adjacent and threaded with slope wash, so every melt sends water across and under the panels, ferrying soil downhill grain by grain. Panels on the low side of a graded yard lose base material fastest, and a panel that loses support at one end pivots. That's how you get the classic raised lip: one panel dropped, its neighbor didn't, and now there's a half-inch edge waiting for a toe.
Winter multiplies the problem
Heavier foothill-edge snow means Lakewood walks spend more of the winter wet than sidewalks out east. Shoveled or not, the panels sit over saturated clay that freezes at night and lets go by afternoon, and each cycle heaves the panels a little and drops them back a little differently. By spring, a walkway that was tolerable in October has edges you can catch a boot on. Mail carriers, dog walkers, and kids on scooters all use that concrete, and in Colorado the liability for a fall on the sidewalk fronting your lot generally lands on the homeowner. Getting the edges flush before the next freeze season is cheaper than any of the alternatives that start with a lawyer's letterhead.
Old ranches, older walkways
A lot of front walks in Applewood and Green Mountain are the originals, poured when the house was built fifty or sixty years ago. Age alone isn't a reason to tear them out. If the panels are sound, lifting them beats replacing them on cost, on speed, and on looks, since new panels never quite match weathered ones. Sidewalk and walkway lifts are priced per panel, quoted free and in person, and replacement of the same panel typically costs two to three times as much. Walkway jobs are the quickest on our list. What we do on site:
- Drill 1-1/2 inch holes in each low panel
- Pump slurry until the panel rises flush with its neighbors
- Check the crossfall so the walk still sheds water
- Patch the holes and sweep up
One honest caveat: tree roots. If a live root is actively pushing a panel, a lift buys a year at best, and we'll tell you that panel needs a different plan instead of quoting a repair that fails.
Steps, stoops, and the path out back
City sidewalks get the attention, but the same settlement hits private walkways, front stoops, and the path to the back gate, and on sloped Lakewood lots those often lean worse than the public walk does. We lift them all in the same visit while the truck is parked. A stoop that's sunk toward the house and a walkway with three proud edges can both be handled in the same visit.
